
101 Mortgage Pty Ltd is a provider of loans to suit this market.
It is of the upmost importance to note that our funding platform will have no recourse against the assets of the SMSF other than the security property purchased and no personal guarantees are required.
The SMSF pays deposit, legal costs and stamp duty and the balance of the purchase money (i.e. less the amount borrowed), in some instances fees can be capitalised to the loan.
The property Trustee grants a real property mortgage over the property to 101 Mortgage’s funders.
Customers will be required to supply a copy of their SMSF Trust Deed and the Property Trust Deed to be perused by 101 Mortgage’s external panel solicitors for suitability.
A prerequisite for our financing arrangement is that the borrower must seek their own legal, financial and taxation advice and we require formal sign off from a financial planner or suitably qualified accountant, it is also up to the customer to determine suitability for their own circumstances.
Any application for credit is subject to 101 Mortgage’s normal lending criteria. Fees and charges apply.
